House Rules To ensure a safe, pleasant, and comfortable stay for all our guests and neighbors, please carefully read and adhere to our house rules. By completing your booking, you agree to comply with these rules. Violations may result in additional fees, eviction without refund, or legal action.
1. Check-In & Check-Out Check-In: From 3:00 PM. Early check-in may be available for an additional fee upon request. Check-Out: By 11:00 AM. Late check-out may be available for an additional fee upon request. Please return all keys/fobs to their designated location upon departure.
2. Noise & Respect for Neighbors Quiet Hours: Strictly enforced from 10:00 PM to 8:00 AM. Please keep noise to a minimum. No Parties or Events: The property is strictly for registered guests only. No parties, gatherings, or events are permitted. Please be mindful of noise levels in common areas, hallways, and outdoors at all times.
3. Guest Limits & Visitors Only guests listed on the booking are permitted to stay overnight. No unregistered visitors are allowed on the property without prior written approval.
4. No Smoking This is a 100% non-smoking property. This includes cigarettes, e-cigarettes, vapes, cigars, and cannabis. A deep cleaning fee of £250 will be charged for any evidence of smoking indoors.
5. Pets Pets are not permitted unless expressly approved prior to booking and noted in the rental agreement. An additional cleaning fee will apply for approved pets.
6. Parking Instructions will be sent on the check-in date. Please do not park in spaces assigned to other residents. Vehicles are parked at the
7. Security & Property Please close and lock all windows and doors when leaving the property. Do not tamper with or disable the smoke alarms or carbon monoxide detector. Report any damage or maintenance issues immediately. 8. Waste & Recycling Please use the designated bins for general waste and recycling. Dispose of rubbish responsibly before you check out.
9. Additional Fees Guests will be responsible for the cost of remedying the following: Lost Keys/Fobs: £50 replacement fee. Extra Cleaning: Required if the property is left in an excessively dirty state. Damage: The cost of repair or replacement for any damage to the property or its contents.
